Terms of use

The short rules for using this website. If we take on your building, the service agreement you sign with us covers that work, not this page.

Who we are

FairRoll is run by FairRoll. You can reach us at hello@fairroll.ca. These terms apply when you use this site. Our privacy policy explains how we handle what you send us.

Information, not advice

This site gives general information about property assessment appeals in Calgary, Edmonton and Winnipeg. It isn’t legal advice or tax advice, and it isn’t an opinion of what your building is worth. FairRoll isn’t a law firm or an accounting firm. For legal or tax advice, talk to a lawyer or an accountant.

How to read our numbers

  • The savings calculator gives a rough estimate. It multiplies the value you enter by an approximate 2026 non-residential tax rate per $1,000 (Calgary $22.15, Edmonton $29.27, Winnipeg $23.97, Vancouver $12.44, Victoria $19.88, Kelowna $11.09) and by the cut you pick. It isn’t a quote. Your real tax, result and fee can be different.
  • Tax rates come from published 2026 rates. Winnipeg’s is an effective rate we worked out from the combined 2026 mill rate (city and school taxes) and the 65% of value that’s taxed, and it leaves out any business tax. BC rates are the 2026 Class 6 (business) totals from the Province’s Schedule 702, which include municipal, regional, school and other levies but leave out business improvement area and other local area charges.
  • Statistics such as win rates, typical cuts and how many buildings don’t appeal come from City of Calgary open data on assessment complaints and the assessment roll, 2022–25. Most of those complaints were filed by professional tax agents. Some 2024 settled values are missing, so the win rates are on the low side. These figures show what happened to other filers in the past. They aren’t our results and they don’t predict yours.
  • Example buildings and case files are illustrations, not real clients or real results.
  • Fee comparisons use the one published Canadian agent rate we found, 50% of savings. Many agents don’t publish their fees, so we can’t say what most charge.

Rates, deadlines and city rules change. We try to keep the site accurate, but we can’t promise it’s complete or current. Always check the deadline on your own assessment notice.

Working with us

Sending the review form asks us to look at your building. It doesn’t hire us and doesn’t commit you to anything. We only act for you once you sign our service agreement and an agent authorization form.

The agreement sets our fee before anything is filed: 35–40% of the tax you save in the first year because of the appeal. If the appeal doesn’t lower your tax, you pay us nothing. The agreement also says how savings are counted and when you pay. If GST applies, the agreement shows it. We pay the filing fee ($650 per property in Calgary and Edmonton, $61 to $610 at Winnipeg’s Board of Revision depending on value; in BC the first review is free and an appeal to the Property Assessment Appeal Board is $300 per property), and if your value doesn’t go down, that cost is ours. If this site and your agreement say different things, the agreement wins.

A hearing partner works on your case with us. Hearing partners are experienced property tax agents under written contract with FairRoll, and it may be a different person in each city. Your partner is named on the agent authorization form and deals with the assessor for you.

The assessor decides your building’s value, or a review board does if the case goes to a hearing. We can’t promise any result, any amount of savings or how long it will take.

Using the site

Please don’t misuse the site, for example by trying to break it or overload it. If you send us details about a building you don’t own, make sure the owner is fine with that. If anything you send names other people, such as tenants or guarantors, only send it if you’re allowed to share it.
