Now reviewing buildings for the 2027 tax year

Your building’s tax is set by a formula. Sometimes it’s too high.

Every year or two, the assessor puts a value on your building, and that value sets your tax. If it’s too high, we appeal it. You pay us only if your tax goes down.

    01The problem

    Most mid-size buildings never appeal.

In Calgary, about 8 in 10 owners of $2–10M buildings just pay what the city says. Most of those who do appeal get a lower value.

~6 in 10complaints on $2–10M buildings ended with a lower value
4,300Calgary buildings worth $2–10M that don’t appeal in a typical year
~3 in 4cuts mostly held the next year
~5%median cut when the value came down

City of Calgary records, 2022–25. Most of these complaints were filed by tax agents, so they’re past results, not a promise for your building.

    02How it works

Software builds the case. A person argues it.

Most of an appeal is paperwork: leases, measurements, sales, evidence. Our software does that part, so a mid-size building is worth appealing.

    1. Send what you have

Rents, leases, expenses, plans, any recent sale. We tell you if something’s missing.

    2. We check the assessor’s numbers

Area, finish, age, vacancy, rents and nearby sales. If there’s no case, we tell you.

    3. We build the case and deal with the assessor

Our software drafts the evidence. An experienced property tax agent files it, talks to the assessor and goes to any hearing. Most Calgary complaints settle without one.

    4. You pay from the savings

We bill when the lower value is confirmed, with the assessor’s notice attached.

    What we check first

    • Building or site area
    • Vacancy the assessor missed
    • Rents below the assessor’s guess
    • Finish, class and age
    • Your own recent purchase price

    04Who it’s for

    Made for mid-size commercial buildings.

Under $2M, the savings are usually too small for us to take the case. We’d rather tell you that up front.

    Send us one building.

The review is free. Within a few business days you’ll know if there’s a case, and roughly what it could save.

Calgary and Edmonton: 2027 notices arrive mid-January and complaints close in late March. BC: notices arrive in early January and the first review must be asked for by the end of January. Winnipeg runs on its own schedule, and we’ll tell you the date. The sooner we see your building, the more time we have.

    06Questions

    Common questions

You owe us nothing. Calgary and Edmonton charge $650 to file a complaint, and Winnipeg’s fee depends on the value. In BC the first review is free, and a second-stage appeal costs $300. We pay those fees, and if the value doesn’t drop, that cost is ours.

Send the documents you already have, and sign an agent authorization form, a one-page form that names the agent who files and speaks for you. In Alberta it’s signed each year. We handle the assessor and any hearing.

Yes. On a net lease the savings pass to your tenants, which makes your space easier to lease. Your agreement with us says how our fee is handled on a net lease.

We use them only for your appeal. Our agent, the assessor and, if it goes to a hearing, the review board see what we file, and board decisions can be public, so we file only what the case needs. Your documents are stored and processed in Canada, and never used to train AI. We never sell your information. Details are in our privacy policy and how we use AI.

If you’d like. Values change every year, and cuts often carry over. We can look at each new notice and tell you whether it’s worth appealing again.
